Preparing Your Rooms for a House Showing

As you prepare your home for sell, you need to be certain to check each room carefully in order to make sure it looks its absolute best.  By following these simple tips, you can make sure each room looks its best for your potential buyer.

Bedrooms

When preparing your home for a showing, you want to make sure each bedroom looks its absolute best.  If you have a room that could be a bedroom but is being used for a more personal use, such as a music studio or a sewing room, it is generally better to change it back to a bedroom if at all possible.  This way, the potential buyer can more easily “see” himself or herself living in the home.

Some other steps you should take in order to make sure the bedrooms look great include:

•    Repair any cracks that the room may have in its walls or ceiling
•    Add a fresh coat of paint to the walls if it is becoming dull or chipped
•    Make sure any wallpaper is properly secure and in good shape
•    Clean the blinds and the draperies while also making sure they are in proper working order
•    Put away all clutter, including toys and clothes
•    Make all of the beds so they are tidy and neat

Bathrooms

The bathroom is one of the most important rooms in the sell of a home.  While you may not be prepared to make any major changes to your bathroom, there are several things you can do to make it look appealing to potential buyers.  These include:

•    Make sure the counter tops, tubs, sinks, and showers are stain-free and clean
•    Make repairs to any leaky faucets
•    Remove any soap stains or grout stains from the tile
•    Replace any tiles or grout that may be cracked or missing
•    Caulk all of the joints in the tile
•    Check all of the fixtures to make sure they are working properly, including exhaust fans and heat lamps
•    Install a low-key, neutral-colored shower curtain
•    Hide any supplies, such as shampoo bottles, toilet paper, magazines, and cleansers

Each of these steps is very easy to complete.  Yet, by taking these simple steps, you will find that potential buyers will be much more likely to make an offer on your home – and, in the end, this makes the time well spent!

Del Mar Realtor wrote: First Impressions are important. I try to help the owner stage the first room the buyer will see. If it is too cluttered, I suggest getting rid of some clutter. If it is too sparce, I lend them pleasing art objects.
