Downtown and the Pie Capital

Downtown Kyle is Center Street and the blocks around it, laid out in 1880 beside the railroad. Mary Kyle Hartson Park, the original town square and a Lone Star Legacy Park as of 2025, is the gathering spot for Kyle Market Days, and the 1917 depot, the Auction Oak where the first lots were sold, and the childhood home of Pulitzer Prize winner Katherine Anne Porter at 508 Center Street, now a literary center run by Texas State University, are all within a few blocks. Kyle made "Pie Capital of Texas" official in 2021 and celebrates it with the Pie in the Sky Hot Air Balloon Festival every Labor Day weekend. Kyle's own job base is more substantial than most suburbs its size: Ascension Seton Hays has grown into a medical corridor along the interstate, Austin Community College's Hays campus is on Kohlers Crossing, and the big-box retail cluster sits at I-35 and Kyle Parkway.

The Outdoors

Plum Creek is the thread. Lake Kyle Park, on Lehman Road, is the city's largest developed park at 118 acres, with a 12.5-acre lake for catch-and-release fishing, two miles of hiking trail and a playground, and the Plum Creek Trail runs from it through Steeplechase Park and Bunton Creek Park to Waterleaf Park on the far east side, 91 acres of which most is left natural. Gregg-Clarke Park west of downtown holds the city pool, courts and fields, and the Plum Creek community wraps around a public 18-hole golf course. The city's longer bet is the Vybe, a network of 12-foot-wide trails built for golf carts and bikes that is meant to connect neighborhoods to retail nodes across town; the built portions and the plan are on the city's parks and trails page.

New Development

The west side along FM 150 is where the newest communities are. Anthem covers 422 acres with about 1,500 homes planned at build-out, greenbelts along Mustang Branch and Cullen Elementary inside it, which opened in 2024. 6 Creeks, next door, has several builders working and a second amenity center starting in 2026, and Hometown Kyle is also on the west side. East of I-35, Plum Creek, the 2,200-acre community that has defined Kyle since 1997, is still adding phases around its golf course and Negley Elementary, and Crosswinds is the newer community on the east side, where the developer has offered land for a future elementary campus. The school district opened Ramage Elementary on Gristmill Road in 2025 and has its central office on the I-35 frontage in Kyle, and the city has spent the past decade rebuilding interstate crossings and connector roads to keep up.

Schools

Kyle is in Hays CISD, the district it shares with Buda. Eight elementary campuses, three middle schools and Lehman High School carry Kyle addresses, and Hays High School, which has a Buda address, takes the west side of Kyle and the area between the two cities; in broad strokes, east Kyle feeds Lehman and west Kyle feeds Hays. Live Oak Academy, the district's application-based accelerated high school, is the choice option. The district is building a fourth high school in Buda for 2030-31 and will have to redraw its high school map before it opens, which is likely to reach into Kyle, and it adjusts elementary and middle school lines most years. Confirm the assignment for a specific address on the district's map rather than on a listing.

History

Kyle was established on July 24, 1880, when David E. Moore and Fergus Kyle deeded 200 acres to the International and Great Northern Railroad for a townsite on its Austin-to-San Antonio line, and the first lots were auctioned that October under a live oak that still stands on Sledge Street. The town drew its first residents from Mountain City and the Blanco settlement to the west, passed 500 people within two years, and then stayed a small cotton and ranching town for most of a century. It incorporated in 1928; in 1937 Mary Kyle Hartson, the founder's daughter, was elected mayor by write-in vote, and in the early 1940s Kyle was noted as the only Texas town with an all-woman government. The depot burned in 1916, was rebuilt the next year and closed in 1965. Growth arrived late and fast: 5,314 people in 2000, 28,016 in 2010, 45,697 in 2020.

For Buyers

A Kyle address covers more than the city. The 78640 ZIP code takes in Uhland and Niederwald to the east, the latter among the fastest-growing small cities in Texas in the Census Bureau's 2025 estimates, and a great deal of unincorporated Hays County. Many of the master-planned communities sit in municipal utility districts or public improvement districts, so an address inside the city limits and one a mile away can pay very different rates, and dues often run at more than one level. Acreage to the west is often on well and septic. Two homes at the same price can carry different monthly obligations, and the difference is not visible in the listing.

Search by more than the community name. Plum Creek, Anthem, 6 Creeks and the rest list under phase and section names in the MLS, so a name-only search will miss inventory; search by ZIP code and school district together, or ask us to run it. Read the median carefully, too: Kyle closes a large volume of new construction every year, and a falling median usually reflects what builders delivered that quarter rather than what an established home is worth.

Finally, verify your own address, including against any general description like this one. School boundaries here are redrawn regularly and utility districts do not follow the ZIP code, and both are worth confirming before you write an offer.
