The Square is a few blocks of shops, galleries and restaurants on RR 12 at Cypress Creek, and it runs on a calendar: Wimberley Market Days fill Lions Field with roughly 500 booths on the first Saturday of every month from March through December, the EmilyAnn Theatre and Gardens stage outdoor shows on RR 2325, and the Corral Theatre still screens movies under the sky. The creeks are the other half of daily life. Cypress Creek rises at Jacob's Well northwest of town, runs past Woodcreek and through the Blue Hole on its way to the Square, and joins the Blanco just below it. Old Baldy, the hill the town bought with a community fundraising match and 218 steps to the top, is where you go to see how the valley fits together.
Blue Hole Regional Park is the center of it: 126 city-owned acres a short walk from the Square, with a cypress-shaded swimming area on Cypress Creek that opens for a summer season, three and a half miles of trail, ball fields and an amphitheater, on land the city bought to keep it out of residential development. Jacob's Well Natural Area, a Hays County park a few miles northwest, protects the artesian spring that starts the creek; swimming there is by reservation and fee, and the spring has stopped flowing during recent droughts, which says something about the aquifer everyone here drinks from. The Blanco River runs along the south and east edges of town with public access at the city parks and private frontage along River Road and Flite Acres, and RR 32 west of town climbs the Devil's Backbone, the ridge drive with the long views. There is no master-planned wave here, and the market is organized by terrain instead. River-bottom property along the Blanco and Cypress Creek is what most buyers ask about first and what carries the most flood exposure, and much of it is on larger lots under old cypress and pecan. Ridge and hillside lots on both sides of the valley trade on views, with the west side toward the Devil's Backbone the steepest. Woodcreek, a separate city, and unincorporated Woodcreek North beyond it are the closest thing to conventional subdivisions, with smaller lots around the golf course, and older platted neighborhoods such as Wimberley Springs, River Mountain Ranch, Ledgerock and Eagle Rock Ranch fill in the middle ground with one- to five-acre tracts. Beyond those, inventory is ranch land on the farm roads: RR 12 north toward Dripping Springs, FM 2325 west toward Blanco, FM 3237 east toward Kyle and RR 12 south toward San Marcos. New construction tends to be one house at a time on an existing lot rather than a phase of anything.
Wimberley and Woodcreek are in Wimberley ISD, a four-campus district with one school per grade band, so there are no attendance zones inside the district and every address in it feeds the same primary, elementary, junior high and high school. The district passed a $135 million bond in May 2025 to expand and rebuild what it has rather than add campuses. The line to check is the district boundary itself: the valley was split between Hays CISD and Dripping Springs ISD until Wimberley ISD was carved out of both in 1986, and property with a Wimberley address on the edges of the valley can still belong to either of those districts or to San Marcos CISD. Confirm the district for a specific parcel on the appraisal record and the district's map rather than on a listing.
William Carvin Winters, a veteran of San Jacinto, built a mill on Cypress Creek in 1856 and, hiking upstream to find the creek's source, named the spring Jacob's Well. The settlement was Winters' Mill until Pleasant Wimberley bought the mill in the 1870s and the town took his name in 1880. It stayed a mill town and ranch supply point, then a resort and second-home destination once the roads improved, with Woodcreek platted around its golf course and incorporated in 1984. Wimberley itself did not incorporate until May 2000. The Memorial Day flood of 2015 sent the Blanco River through town at a height no one had recorded, took a dozen lives and hundreds of homes, and was followed by a second flood that Halloween; the river corridor was rebuilt with that in mind, and the Wimberley Strong flags on the Square date from that year.
Start with the district line, not the address. A Wimberley postmark and the 78676 ZIP code reach into the neighboring districts as well, and there is nothing inside Wimberley ISD to check once you know a parcel is in it, so the boundary is the whole school question here.
Water and wastewater are the next questions, and they belong in the option period. Much of the valley is on private wells drawing from the Trinity Aquifer, with a water supply corporation serving some areas and not others, and most property outside the small central sewer service area is on septic. New wells fall under the groundwater district's rules, and the spring that feeds the creek has run dry in recent droughts. On the river, floodplain status is an address-level fact: the 2015 floods reached homes that had never been touched, and the current maps, elevation certificates and any post-2015 rebuild history are worth reading before an offer, not after.
Read the median loosely. In a market this size a few river-frontage or large-acreage closings move it in either direction in a single quarter, so it says less about a given house than it would in Kyle or Buda, and acreage listings need to be compared on buildable ground, not gross acres, since floodplain, slope and well and septic setbacks can shrink the usable envelope well below the stated size. Two properties at the same price can be very different purchases. Verify your own address, including against any general description like this one.
