Travis Heights Lifestyle

The terrain is the first thing buyers notice. This is bluff country above the river, cut by Blunn Creek into ravines and wooded hillsides, and when General William Stacy platted the neighborhood in 1913 he laid it out with curving streets that follow the contours alongside a more conventional grid. The result is sightlines, elevation changes and a sense of separation that flat Austin neighborhoods cannot reproduce, plus skyline views from a number of streets.

Housing spans roughly a century. The area took shape across three subdivisions platted in 1877, 1886 and 1913, and homes date from the late 1870s through about 1970, which means nearly every residential style popular in that stretch shows up somewhere in the neighborhood. Craftsman bungalows are the signature, alongside Queen Anne cottages, Tudor Revival, and postwar and mid-century houses. Stacy deliberately platted a range of lot sizes so the neighborhood would carry both modest cottages and larger homes on view lots, and that mix survives. Renovated bungalows, unrestored originals and recent infill builds all trade here, often on the same block.

An unusual amount of parkland sits inside the neighborhood rather than at its edge. Little Stacy Park covers just under seven acres with a playground and a 1930 Mission Revival shelter house, and connects south through the Blunn Creek Greenbelt to Big Stacy Park. Big Stacy Pool on East Live Oak Street is spring fed, heated by well water through the winter, free to enter and open year round, which puts it in rare company among Austin pools. The Blunn Creek Nature Preserve adds trails on the neighborhood's southern side.

At the northern edge, the Ann and Roy Butler Hike and Bike Trail runs along Lady Bird Lake with the boardwalk section and the pedestrian bridges into downtown. South Congress forms the western boundary, so the restaurants, music venues and shops along that corridor are within walking distance of much of the neighborhood. Zilker Park and Barton Springs are a short ride west, and downtown is minutes across the water.

Travis Heights Schools

Travis Heights is served by Austin ISD. Travis Heights Elementary sits inside the neighborhood, and the feeder pattern continues to Lively Middle School, which older sources still call Fulmore, and then Travis Early College High School.

Zoning in this part of Austin is in active transition, which matters more than usual right now. In November 2025 the Austin ISD board approved a consolidation plan closing ten campuses and redrawing boundaries across the district, effective with the 2026-27 school year. Travis Heights Elementary remains open under that plan and is receiving students reassigned from a neighboring campus, while other elementaries in the surrounding area are closing and their students redistributed. Anything written before late 2025 may describe a feeder pattern that no longer holds.

Because of that, confirm current attendance zoning with the district by street address rather than relying on a neighborhood-level description, this one included. Boundary maps published during a transition year go stale quickly.

Travis Heights Info

The Travis Heights-Fairview Park Historic District was added to the National Register of Historic Places in July 2021 and covers roughly 353 acres. Worth understanding what that does and does not mean: National Register listing is largely honorific and does not by itself restrict what an owner may change, while a City of Austin local historic district designation or an individual city landmark designation carries actual review requirements for exterior work. These are separate programs and a property can fall under one, both or neither. If you are buying with renovation plans, establish which designations apply to that specific address before you draw anything.

The neighborhood name covers more ground than any single platted subdivision. Swisher's Addition dates to 1877, Fairview Park to 1886 and Travis Heights proper to 1913, and MLS records use various subdivision names across those areas. Boundaries are reported inconsistently too. Most sources describe the neighborhood as bounded by Lady Bird Lake, Interstate 35, South Congress Avenue and Oltorf Street, but the historic district boundary is tighter than that and part of the original platting was cut off east of I-35 when the highway went through. A search on one subdivision name will not return everything. The neighborhood also gets filed inconsistently at the regional level, appearing under South Austin in some places because it sits south of the river in 78704, and under Central Austin in others because it is among the closest residential neighborhoods to downtown. Both labels point at the same streets.

Reported price figures vary widely for the same reason. Depending on which boundary a source uses and whether condominiums and small multifamily are included in the count, published medians for Travis Heights land anywhere from the high $800,000s to above $1.1 million, and the underlying range is wider still. Comparables from the same few streets will tell you far more than any neighborhood median.

Older housing stock rewards inspection. Foundations on sloped lots, original systems, permitted and unpermitted additions, and mature trees near structures all come up regularly here, and they affect both price and what a renovation will cost.
