Green space was central to The Grove's master plan from the start. Of the development's 75 acres, 20 are dedicated to parks and open space, anchored by a 16-acre park with a Great Lawn and pond that's already open to the public. A pedestrian and bicycle bridge over Shoal Creek connects the community to Shoal Creek Boulevard and the citywide Shoal Creek Trail, and the developer committed to preserving The Grove's heritage oak trees alongside new streetscape plantings and rain gardens. Residents point to the neighborhood playground as an early favorite among the growing number of young families who have moved in.
The Grove's path to completion was one of the more closely watched development stories in recent Austin history. The 75-acre tract, formerly state-owned land, was purchased by developer ARG Bull Creek in 2014, kicking off more than two years of negotiation between the developer and neighboring communities, including the Bull Creek Road Coalition, Rosedale, Bryker Woods, Ridgelea, Westminster, and Highland Park West Balcones. Austin City Council approved the project's planned unit development zoning in December 2016, and construction broke ground in 2018, with the developer projecting a five-to-seven-year build-out. Architecture firm DTJ Design crafted a "Moderated Modern" village concept for the residential blocks, blending Modern Farmhouse, Modern Prairie, Modern Mediterranean, Modern European, and Mid-Century Modern styles around courtyard-centered floor plans that bring natural light into every home.
For buyers, The Grove offers a rare combination: brand-new construction in a well-established part of Central Austin, surrounded by neighborhoods of mostly 1950s-era homes. The community sits within Austin ISD, with students generally attending Bryker Woods Elementary and Lamar Middle School (buyers should confirm current attendance zones, including high school assignment, with the district). Easy access to MoPac, Burnet Road, and Lamar Boulevard puts downtown, Zilker Park, and the UT campus within minutes, while the Domain and North Austin's employment corridors are just as close in the other direction. Home prices at The Grove have historically ranged from roughly $400,000 to $1.7 million, with a limited number of income-restricted affordable units priced between $200,000 and $230,000, giving the community one of the broader price spreads of any new development inside Austin's urban core.
