Austin Area School Districts

More than thirty independent school districts serve the greater Austin area, spread across six counties. Their boundaries were drawn decades before the suburbs filled in, and they do not follow city limits, ZIP codes or mailing addresses — a house with a Georgetown address can be zoned to Liberty Hill ISD, and a single subdivision can be split between two districts. This page lists every district in and around the metro, organized by county, with links to homes for sale in each and a plain explanation of how to confirm the district for any specific address.

Looking Up a Specific Address

There are two separate questions buyers tend to run together, and they have two separate answers. The first is which district an address sits in. The Texas Education Agency maintains a statewide School District Locator with boundary maps for every district, and your county appraisal district's record for the parcel shows which school district taxes it — which is about as definitive as it gets. The second question is which campus within that district the address is assigned to. The state does not track attendance zones at all; only the district does, and every district in this list publishes its own zone maps. For anything you are about to write an offer on, confirm both layers with the district directly, because the state's own boundary maps are approximations by its own description.

Why the Boundaries Are Confusing

A mailing address is not a school district. The post office, the city and the school district each drew their own lines for their own reasons, and around Austin they routinely disagree. Rancho Sienna carries a Georgetown mailing address and is zoned to Liberty Hill ISD. Bar W Ranch is in Leander with a Liberty Hill ISD elementary school on site. Seven Oaks is in Eanes ISD but sits in ZIP code 78733, not the 78746 most people expect. When two sources disagree about a street, this is almost always why.

One subdivision can sit in two districts. Orchard Ridge is divided between Liberty Hill ISD and Leander ISD. Teravista has two elementary schools on site in two different districts. Being told the neighborhood is in a district is not the same as being told your lot is.

Regional names span districts. West Austin is served by four separate districts — Eanes, Austin, Lake Travis and Leander — so any claim that it is an Eanes area is simply wrong. Barton Creek is almost entirely Austin ISD despite what many listings imply. A search built on a regional label will return homes in districts you did not intend and miss homes you wanted.

Boundaries and campuses change. Districts open schools, close them, and redraw attendance zones as enrollment shifts. Eanes ISD consolidated an elementary campus in 2025. Lake Travis ISD is building its second high school, projected to open for the 2029-30 school year. A zone that was accurate when a page was written may not be accurate when you read it — which is why every district page on this site carries a dated update line, and why the final answer always comes from the district.

School Districts by County

A few districts below carry "Consolidated" in their legal names — CISD rather than ISD — a holdover from the mid-1900s, when Texas merged thousands of small rural school systems into larger districts and some of the combined districts kept the word. The distinction makes no difference to how a district operates, taxes or assigns students today.

Travis County

  • Austin ISD — most of the city of Austin, including nearly all of Barton Creek and much of 78735
  • Del Valle ISD — Del Valle and southeastern Travis County around the airport
  • Eanes ISD — West Lake Hills, Rollingwood, Lost Creek and the 78733 corridor along Bee Cave Road
  • Lago Vista ISD — Lago Vista and the north shore of Lake Travis
  • Lake Travis ISD — Lakeway, Bee Cave, Spanish Oaks and the Highway 71 corridor toward Spicewood
  • Manor ISD — Manor and eastern Travis County along Highway 290
  • Pflugerville ISD — Pflugerville and northeastern Travis County, including parts of northeast Austin

Williamson County

  • Round Rock ISD — Round Rock, part of Cedar Park and far north Austin
  • Leander ISD — Leander, Cedar Park and the Four Points area of northwest Austin, including Steiner Ranch
  • Georgetown ISD — Georgetown and central Williamson County
  • Liberty Hill ISD — Liberty Hill, plus communities carrying Georgetown and Leander mailing addresses, including Rancho Sienna and Bar W Ranch
  • Hutto ISD — Hutto and eastern Williamson County along Highway 79
  • Taylor ISD — Taylor and the county's east
  • Jarrell ISD — Jarrell and the I-35 corridor at the county's northern edge
  • Florence ISD — Florence, in northwestern Williamson County
  • Granger ISD, Thrall ISD and Coupland ISD — the county's rural eastern communities
  • Bartlett ISD, based in Bell County, also reaches into far northern Williamson County

Hays County

Bastrop County

  • Bastrop ISD — Bastrop, Cedar Creek, Paige and Red Rock
  • Elgin ISD — Elgin, reaching into eastern Travis County
  • Smithville ISD — Smithville and southeastern Bastrop County
  • McDade ISD — the McDade community between Elgin and Paige

Caldwell County

  • Lockhart ISD — Lockhart and northern Caldwell County
  • Luling ISD — Luling and the county's south
  • Prairie Lea ISD — the Prairie Lea community on the San Marcos River

Burnet & Blanco Counties

  • Marble Falls ISD — Marble Falls and the Highland Lakes, reaching into far western Travis County
  • Burnet CISD — Burnet and the northern Highland Lakes
  • Blanco ISD and Johnson City ISD — Blanco County, on the metro's western edge

For Buyers

Search by district and ZIP code together rather than by neighborhood name. The MLS records a school district for every listing, but community names are inconsistent, large developments appear under dozens of section names, and regional labels cross district lines — so a name-only search will miss inventory in every district on this page.

And treat any general description as a starting point, including this one. Districts consolidate campuses, call bond elections and redraw zones, and the county-by-county notes above describe where each district generally sits, not where any particular lot does.
