Two things organize San Marcos. The first is the river: more than 200 springs feed Spring Lake from the Edwards Aquifer, have never been known to stop flowing, and send the San Marcos River south past the university, the city parks and the neighborhoods east of downtown. Glass-bottom boats have run on Spring Lake since the Aquarena Springs days, now under the Meadows Center for Water and the Environment, and Rio Vista Park's chutes and the river walkway are where the town goes when it is hot, which is most of the year.
The second is Texas State. It opened in 1903 as Southwest Texas State Normal School, enrolled a record 44,596 students in fall 2025, and joined the Pac-12 in July 2026. The campus sits on the hill above the square, so the university, the courthouse district and the river are all within a walk of each other, and the Square's music and restaurant scene lives off that. Beyond campus, the city's job base runs to the county government, the regional hospital, the outlet centers on I-35 south, a large distribution presence along the interstate, and the regional airport on the east side. Amtrak's Texas Eagle stops downtown.
San Marcos has spent 25 years buying and protecting the land around its springs, and the result is a ring of natural areas that most cities this size do not have. Purgatory Creek Natural Area is 570 acres on the west side with more than 12 miles of trail between the Hunter Road trailhead and the upper entrance at Wonder World Drive, including an ADA loop added in 2019; Spring Lake Natural Area and Ringtail Ridge sit above the headwaters, Schulle Canyon is a 21-acre pocket in the middle of town, and Blanco Shoals is 81 undeveloped acres where the Blanco River passes under I-35. Details are on the city's parks site and the San Marcos Greenbelt Alliance, the nonprofit that maintains the trails. On the water, tubing and paddling start at City Park and Rio Vista and run downstream, and the Blanco joins the San Marcos River just south of town.
The master-planned wave reached San Marcos later than Kyle and Buda, and it arrived in three price bands at once in 2017 and 2018. La Cima covers more than 2,000 acres at Wonder World Drive and Old Ranch Road 12 on the west side, with roughly 800 acres of open space and a Central Park in the middle, more than 2,000 homes planned at build-out, and direct access to Purgatory Creek. Trace sits on the south side at I-35 and Posey Road with more than 1,000 home sites and Rodriguez Elementary inside it. Kissing Tree, at the southern tip of town off I-35, is a 55-and-over community built around a golf course; the age restriction applies to occupancy rather than ownership, with the usual verification and exceptions. Blanco Vista, on the north side along the Blanco River, is the older master-planned community and the one with a different school district, and Whisper is the newest name on the list. Closer in, the blocks around campus keep adding purpose-built rental housing, which is worth knowing when a "new construction" filter returns a lot of it.
Nearly all of San Marcos is in San Marcos CISD, a single-high-school district: seven elementary schools feed two middle schools, and both feed San Marcos High School, so the only assignment that varies by address in the long run is the elementary and middle school. The district opened a replacement Mendez Elementary in August 2026 and proposed elementary zone changes for 2026-27. The exception is Blanco Vista, which carries a San Marcos address but belongs to Hays CISD, the Kyle-and-Buda district, with an elementary campus of its own. Confirm the assignment for a specific address on the district's map rather than on a listing.
The Spanish tried first: San Marcos de Neve was founded on the Camino Real crossing in 1808 and abandoned by 1812 after floods and raids. Anglo settlement began in November 1846 near the springs, Hays County was organized on March 1, 1848 with San Marcos as its seat, and in 1851 Edward Burleson, William Lindsey and Eli Merriman laid out the town center on 640 acres of the old Veramendi grant, a mile southwest of the headwaters. Burleson's 1849 dam powered the mills that made the town a ginning and milling center, the railroad arrived in 1881, and the state put its new normal school on the hill in 1899. The city had 34,733 people in 2000 and 67,553 at the 2020 census, and the Census Bureau ranked it the fastest-growing city in the country in both 2013 and 2014.
Read the median with the university in mind. A large share of the housing near Texas State is investor-owned rental property, and sales around campus can pull the citywide median well away from what an owner-occupied house in Trace or La Cima costs. Search by school district and ZIP code together, and ask us to filter the comparables to owner-occupied sales before you decide what a house is worth.
Two lines do not follow the postmark. A San Marcos address is not automatically San Marcos CISD, because Blanco Vista is Hays CISD, and the city itself reaches into Caldwell and Guadalupe counties, so the county on the tax bill can surprise people too. Carrying costs vary as well: the newer communities on the south and west sides sit in their own utility districts on top of city and school levies, dues can run at more than one level, and acreage in the hills is often on well and septic. Two homes at the same price can carry different monthly obligations, and the difference is not visible in the listing.
The rivers are the reason people move here and the thing to check before you do. The Blanco and San Marcos rivers both flooded badly in 2015, and floodplain status is an address-level question worth settling before an offer, not after.
