Lake Marble Falls is the town's front yard: a constant-level stretch of the Colorado between Lake LBJ upstream and Lake Travis downstream, in the largest chain of lakes in Texas. Lakeside Park holds the shoreline downtown, hosts the LakeFest drag boat races every August, and strings the Walkway of Lights along the water from late November into January, and Johnson Park, named for the founder, covers the creek mouth on the other side of the bridge. Main Street runs uphill from the lake through a compact downtown of shops, galleries and restaurants, anchored by institutions rather than turnover; the Bluebonnet Cafe has been serving since 1929. The town also carries the region's practical weight, with the hospital that opened on the south side in 2015, the H-E-B and the retail corridor at 281 and 1431, and the school district's campuses all inside a few minutes of the bridge.
The setting is three lakes and the granite country between them. Lake Marble Falls handles the in-town boating and the parks; Lake LBJ, a constant-level lake a few minutes west, carries most of the region's waterfront market through Granite Shoals, Highland Haven and Horseshoe Bay; and Lake Travis begins past Spicewood to the southeast. Granite Mountain stands on the west edge of town on RR 1431, still being quarried, and the namesake falls themselves sit under the lake, reappearing for a few weeks whenever the LCRA draws the water down and reminding everyone what the town is named for. Beyond the water there are golf courses in and around the city, state parks and natural areas within a short drive in every direction, and ranch country beginning at the city limits. Growth has arrived from two directions. Along US 281, master-planned communities are building on both ends of town, with Gregg Ranch delivering phases on the south side and Thunder Rock under way to the north, and the 281 corridor itself has filled in with the hospital district, retail and services that serve the whole lake region. To the southeast, the Spicewood side is the fastest-moving edge: the school district has said its enrollment growth is concentrating there and has pointed to the planned 3,500-home Thomas Ranch project on the way to Lake Travis. Closer in, the pattern is infill and replacement, teardowns and new builds in the older grid, and continued build-out in the golf and lake neighborhoods. Because the growth straddles district and city lines, which district and which utilities serve a new-construction address are questions worth settling early.
Marble Falls is the headquarters of Marble Falls ISD, a 268-square-mile district with a single track: four elementary zones feed one middle school and Marble Falls High School, so the only assignment that varies by address inside the district is the elementary campus. The district passed a $172.2 million bond in May 2025, all four propositions, aimed at repairs, career and technical education space, athletics and an indoor multipurpose building rather than new campuses. The lines to respect are on the edges: Horseshoe Bay is split between this district and Llano ISD, and Spicewood mail covers property in both Marble Falls ISD and Lake Travis ISD. Confirm the assignment for a specific address on the district's map rather than on a listing.
The falls drew town builders before the town existed: a first attempt in 1854 faded, and it was Adam Rankin Johnson, a surveyor who had seen the site before the Civil War and came home from it blind, who assembled the land, chartered the Texas Mining and Improvement Company in June 1887 and sold the first lots that July. The bargain that built the town had been struck two years earlier, when Granite Mountain's owners donated its pink granite for the new State Capitol in exchange for a railroad, and 15,700 carloads of stone rolled east before the Capitol opened in 1888; the same granite later went into the Galveston Seawall and the Austin airport. In 1917 the town elected Ophelia "Birdie" Harwood the first woman mayor in Texas, three years before women could vote. The Max Starcke Dam was completed in 1951, created Lake Marble Falls, put the falls underwater, and turned a mill-and-quarry town into the commercial center of the Highland Lakes.
Waterfront here is really three different markets. Lake Marble Falls and Lake LBJ are constant-level lakes where the LCRA's rules govern docks and the shoreline and where drawdowns happen on a schedule; Lake Travis is not constant-level, and its waterline moves with the drought cycle. On any of them, dock permits, bulkheads, floodplain and the water and septic arrangements belong in the option period, and short-term-rental rules differ from one city and lake to the next. Off the water, much of the country outside the city limits runs on wells and septic or a water supply corporation.
Check the lines before the house. The 78654 ZIP covers Marble Falls, Granite Shoals and the country between them, Horseshoe Bay splits between two school districts inside one resort, and Spicewood mail reaches into a third, so the district and the taxing entities on a specific parcel are the first things to verify, not the last. And read the median loosely: waterfront closings, ranch acreage and in-town bungalows share one data set here, so a quarter's number says little about any particular house, and acreage should be compared on buildable, out-of-floodplain ground rather than gross acres.
