Marble Falls ISD Real Estate

Marble Falls ISD is the school district for the heart of the Highland Lakes, about 48 miles northwest of downtown Austin where US 281 crosses the Colorado River. It covers 268 square miles and roughly 4,000 students across seven campuses, and it is a single-track district: four elementary zones, one middle school, one comprehensive high school, so the district line itself is most of the school question. That line takes in five incorporated cities, half of a sixth, and lake country on three lakes. Read more about Marble Falls ISD homes, campuses and boundaries below.

About Marble Falls ISD

Where the District Is

The district is based on Colt Circle in Marble Falls and covers southern Burnet County from the lakes east: Marble Falls and Meadowlakes on Lake Marble Falls, Granite Shoals and Highland Haven on Lake LBJ, Cottonwood Shores and the south side of Horseshoe Bay between them, Fairland up US 281, and Smithwick and Spicewood out RR 1431 and SH 71 toward Lake Travis. Burnet CISD adjoins it to the north, Llano ISD to the west across the lakes, Johnson City ISD to the south and Lake Travis ISD to the southeast; the full regional picture is on our Austin area school districts page.

Two seams in that map catch buyers. Horseshoe Bay is split: the district's own community list includes Horseshoe Bay South, while the rest of the resort city is served by Llano ISD, so two addresses inside the same gates can belong to different districts. And Spicewood is split the other direction: 78669 mail covers property in both Marble Falls ISD and Lake Travis ISD, so a Spicewood address settles nothing by itself. The 78654 ZIP code is just as loose, covering Marble Falls, Granite Shoals and much of the lake country between them.

Schools in the District

Marble Falls ISD runs seven campuses: four elementary schools, one middle school, the comprehensive high school and an alternative campus. Campus pages and contacts are on the district's site.

  • Elementary, PreK-5: Colt and Marble Falls elementaries in Marble Falls, Highland Lakes Elementary in Granite Shoals, and Spicewood Elementary out east, the campus the district points to when it talks about growth
  • Middle, grades 6-8: Marble Falls Middle School, which every student in the district attends
  • High, grades 9-12: Marble Falls High School on Mustang Drive, competing in UIL Class 4A; Falls Career High School is the district's alternative campus

How the Feeder Pattern Works

There is one track. The four elementary zones are the only assignment that varies by address; every student then attends Marble Falls Middle School and Marble Falls High School, and the district draws no other lines. That gives this district the same structural offer as Wimberley's: an address inside the boundary means the same secondary campuses for the whole run, and nothing on the district's current calendar changes that, since the 2025 bond builds no new campus. The zone worth checking is the elementary one, and the line worth checking hardest is the district boundary itself, on the district's map rather than a listing.

Communities in Marble Falls ISD

  • Marble Falls — the district's headquarters city on Lake Marble Falls, with two of the four elementaries and both secondary campuses
  • Meadowlakes — the separately incorporated golf-course city on the west bank, inside the district
  • Granite Shoals and Highland Haven — the Lake LBJ cities to the west, served by Highland Lakes Elementary
  • Cottonwood Shores and Horseshoe Bay South — the lake communities toward the Colorado arm; the rest of Horseshoe Bay is Llano ISD, and the split runs through the resort
  • Spicewood and Smithwick — the eastern reach along SH 71 and RR 1431 toward Lake Travis, with Spicewood Elementary and the district's fastest-growing enrollment
  • Fairland and the ranch country — the rural north and the acreage between the lakes

Boundaries, Transfers and Change

Voters approved a $172.2 million bond in May 2025, the district's largest, with all four propositions passing. The package is repair and expansion rather than new campuses: the general facilities proposition, at $131.4 million, funds districtwide roof, mechanical and infrastructure work, expanded career and technical education space at the high school, buses and land for future school sites; a $2.2 million proposition replaces student and staff technology; $12.5 million goes to athletic facilities; and $26 million builds a 54,000-square-foot indoor multipurpose building serving high school and middle school athletics, band and PE, and elementary field days. The district presented the package as requiring no increase in its tax rate. The first work finished was a new traffic loop at Highland Lakes Elementary in Granite Shoals, and the high school's auditorium and career and technical education projects were the headline construction under way as the 2026-27 year opened.

What the bond does not do is add a campus, and that is worth reading correctly: the district has said its growth is arriving fastest at Spicewood, where it has pointed to the planned 3,500-home Thomas Ranch project as a driver, and the land money in the facilities proposition is the district positioning for campuses it has not yet named. When one comes, elementary lines will move with it. Transfers between campuses and into the district follow the district's own rules and windows; check the district's site for the current process rather than any summary, including this one.

For Buyers

Start with the boundary, because the postmarks here are the least reliable in this part of the Hill Country. A Horseshoe Bay address can be Marble Falls ISD or Llano ISD depending on which side of the resort it sits, a Spicewood address can be Marble Falls ISD or Lake Travis ISD, and the 78654 ZIP covers three cities and the country between them. County appraisal records and the district's map settle it; nothing else does. Inside the line, the elementary zone is the only address-level question.

Lake property runs on its own rules, and they belong in the option period. Waterfront on Lake Marble Falls and Lake LBJ involves the LCRA's rules for docks and the shoreline, lake levels are managed and occasionally drawn down, much of the district outside the cities is on wells and septic or a water supply corporation, and short-term-rental rules differ by city. Read the median loosely as well: in a market where waterfront closings and ranch acreage sit in the same data set as in-town bungalows, a quarter's median says very little about a specific house, and acreage should be compared on buildable, out-of-floodplain ground rather than gross acres.

Finally, verify your own address against the district's map, since the seams at Horseshoe Bay and Spicewood surprise people every year, and general descriptions go stale, including this one. If you would like one of our Marble Falls TX Realtors to confirm which district a specific property sits in and what the bond calendar means for it, reach out and we will set up a call.
