Liberty Hill Real Estate

Located approximately 29 miles northwest of Austin in Williamson County, Liberty Hill is one of the fastest-growing cities in Texas, with a population that has more than doubled since 2020 to over 10,000 residents. While the city retains its small-town roots and scenic Hill Country setting, it has grown well beyond the "sleepy rural community" of years past — new master-planned communities, expanding retail, and a revitalized downtown now sit alongside working ranchland and wide-open acreage. Housing options are correspondingly broad, ranging from modest existing homes and rural properties with acreage to new-construction estates in award-winning planned communities. Liberty Hill, Texas Lifestyle

Liberty Hill's natural setting remains one of its strongest draws. The city sits along the South San Gabriel River, and residents enjoy easy access to hiking, fishing, and mountain biking, along with green space at Liberty Hill City Park and Lions Foundation Park. The Balcones Canyonlands National Wildlife Refuge, a protected habitat for the golden-cheeked warbler and other native species, lies just to the west and offers miles of hiking trails. Golfers have several nearby options as well, including Avery Ranch Golf Club and Twin Creeks Country Club.

Liberty Hill's historic downtown has seen significant new investment in recent years, with new restaurants and shops opening alongside longtime local businesses like Parker's Corner Deli and Main Street Social. The city's artistic identity centers on the Liberty Hill International Sculpture Park, home to 27 monumental sculptures created during a 1976 international symposium and now hosted at Lions Foundation Park, which draws visitors each October for its annual Sculpture Festival.

The city's rapid growth is most visible in its new residential development. Santa Rita Ranch, a 3,100-acre master-planned community, has been repeatedly recognized as one of the top-selling communities in the Greater Austin area and offers resort-style pools, trails, and a dedicated 55+ section. Other new subdivisions continue to bring a wide range of new-construction inventory to the market, and expanding retail along the Highway 29 corridor — including new grocery, dining, and service businesses — reflects the pace of the city's growth.

Liberty Hill is served by Liberty Hill Independent School District, which has expanded rapidly alongside the city and now operates 11 campuses serving grades PK-12, including Legacy Ranch High School, which opened in 2024 as the district's second comprehensive high school. Several additional campuses are planned through 2033 to keep pace with continued growth. The district has a strong athletics tradition, highlighted by Liberty Hill High School football's back-to-back state championships in 2006 and 2007, and, more recently, the boys soccer team's 2025 state championship.

Liberty Hill's roots trace back to the 1840s, with a post office established in 1853 near the present-day townsite. The community moved locations twice before settling in its current spot, and the 1871 Stubblefield building on Main Street — now home to the Stubblefield Visitors Center — remains the oldest continuously occupied structure in the city. Despite this long history, Liberty Hill held a population of only a few thousand well into the 2010s; its transformation into one of the region's fastest-growing communities is a distinctly recent story.

For buyers, Liberty Hill offers an unusually wide range of options: rural acreage and traditional homes at more accessible price points, alongside new-construction luxury estates in master-planned communities that rival anything closer to Austin. With convenient access via US Highway 183 and State Highway 29, Liberty Hill continues to offer a small-town, rural atmosphere within easy reach of the greater Austin metro.
