Leander grew up as a string of subdivisions along a highway and never had a town center. Northline is the answer: a 116-acre, roughly $1 billion mixed-use district between US 183 and the 183A tollway, announced in 2018 and now well into construction.
Several pieces are finished or underway. Apartments and townhomes are occupied, with additional townhomes for sale and more under construction. Endeavor Real Estate, the developer behind the Domain and Southpark Meadows, is building the retail and restaurant component around a civic town square with a central lawn for concerts and events. In February 2026 the city council approved an agreement with St. John Properties for a 95,000-square-foot office building that will house city offices, council chambers, and a future city hall, with completion expected in 2027. A hotel and event center, medical offices, and senior living are also planned. Full build-out is expected to take another six to eight years.
Two anchors sit on either side of the district. Austin Community College opened its San Gabriel Campus just to the south in 2019. St. David's operates a freestanding emergency center and medical office building to the north and is expanding that site into a full hospital campus.
The city maintains roughly 400 acres of parkland across 14 parks, along with a public library and a golf course. Devine Lake Park covers 45 acres around a lake open to fishing, kayaking, and non-motorized boating, with a playground, an off-leash area, and a loop trail. Robin Bledsoe Park, at 16 acres, has a 25-meter pool, a splash pad, a lighted synthetic multipurpose field, a basketball court, and an amphitheater. Benbrook Ranch Park runs 46 acres and holds the city's skate park, disc golf course, BMX track, batting cages, and several ball fields. Lakewood Park, the newest of the large parks, adds fishing piers, a kayak launch, a splash pad, and a second skate park. The 18-hole course at Crystal Falls Golf Club sits on 142 acres on the west side of town, inside the Crystal Falls community.
Leander Station is the northern terminus of Capital Metro's MetroRail Red Line, which runs to downtown Austin — a rail commute option few Austin suburbs offer, and the reason Northline was built where it was. For drivers, the 183A tollway parallels US 183 south toward Cedar Park and Austin and is usually the faster of the two, with US 183 as the non-toll alternative. Ronald Reagan Boulevard runs north and east toward Georgetown and Liberty Hill. Austin-Bergstrom International Airport is generally 45 minutes to an hour depending on traffic and time of day.
Leander's housing stock is unusually varied for a city that grew this fast. Established subdivisions from the 1990s and 2000s sit near the original townsite, while larger master-planned communities have filled in the edges: Travisso in the hills on the southwest side, Crystal Falls around the golf course, Bar W Ranch along the South San Gabriel River to the north, and Ranch at Brushy Creek, Lakeline Ranch, and Sarita Valley closer in. Acreage tracts on the western side of town, out toward Nameless Road and the Lake Travis end of the county, still trade well above the median. At the other end, Northline's townhomes are the first for-sale product in Leander built around walkability rather than a garage.
Most of Leander is served by Leander Independent School District, which enrolls more than 43,000 students across upwards of 40 campuses and also covers Cedar Park, Jonestown, Volente, parts of northwest Austin, and a portion of Liberty Hill. The district operates six comprehensive high schools — Leander, Rouse, Glenn, Cedar Park, Vista Ridge, and Vandegrift — plus Early College High School and New Hope High School, nine middle schools, and roughly 29 elementary campuses. Leander High School, Rouse High School, and Glenn High School serve most addresses inside the city limits.
Portions of northern Leander fall within Liberty Hill ISD rather than Leander ISD; the Bar W Ranch area is one example, with a Liberty Hill ISD elementary campus inside the community. Attendance boundaries in both districts have shifted repeatedly as new campuses open, so confirm the assigned schools for a specific address rather than assuming from the mailing city.
Leander was established in 1882, when the Austin and Northwestern Railroad Company sold land to real estate investors, and it is named for Leander "Catfish" Brown, one of the railroad men who helped complete the line. The community had existed a mile and a half west as the town of Bagdad; residents relocated to meet the tracks, and the name survives today in Bagdad Road and Bagdad Elementary. The area's history runs considerably deeper: in 1982, road construction on the north side of town uncovered a burial site roughly 10,000 to 13,000 years old, since known as the Leanderthal Lady and among the oldest and most complete human remains found in North America.
Leander's median sale price was around $415,000 in the first quarter of 2026, up about 2.5% year over year, on roughly 1,680 closed transactions in the preceding twelve months — enough volume that buyers generally have real choice at most price points. What that median conceals is the spread: townhomes and older subdivisions start well below it, while acreage properties on the west side and larger homes in the master-planned communities run past $1 million.
Two costs are worth building into your math. Many of Leander's newer communities sit within municipal utility districts or public improvement districts, which raise the total tax rate above the city-and-county baseline and vary meaningfully from one subdivision to the next. And if you plan to commute on 183A rather than US 183, the tolls add up over a year. Confirm the taxing entities, any district assessments, and the homeowners association structure for any specific address, and consider looking at Cedar Park and Liberty Hill alongside Leander — the three share school district boundaries in places and often compete for the same buyer.
