The six Highland Lakes divide into two kinds. Buchanan and Travis are the region's water-supply reservoirs, and their levels swing with drought and rain. Lake LBJ — along with Inks, Marble Falls and Austin — is a pass-through lake with no storage job to do, so the Lower Colorado River Authority holds it near its full elevation of 825 feet, typically within about a one-foot range. That steadiness is why the shoreline built out the way it did: fixed docks, boathouses and bulkheads work here in a way they cannot on a lake whose water's edge moves, and it is the main reason waterfront on this lake is priced and used differently from waterfront on Lake Travis.
Two facts belong next to that. LCRA periodically lowers the pass-through lakes — now on a fall schedule — so owners can repair docks, retaining walls and shoreline while the lakebed is exposed. And constant-level does not mean flood-proof: the lake passes Colorado and Llano river floodwater through, as it did in October 2018, when a historic Llano River crest destroyed the RM 2900 bridge at Kingsland (its replacement opened in May 2019), and again in July 2025, when LCRA opened floodgates at Wirtz and Starcke dams and advised staying off the lakes for several days while debris cleared.
Horseshoe Bay anchors the south shore — a resort city spanning the Llano-Burnet county line, with four golf courses and named waterfront sections such as Applehead Island, The Cape and The Waterlands that behave almost like separate markets. Granite Shoals runs along the eastern shore and is the volume end of the lake: thousands of small lots platted in 1962, nineteen city parks with fifteen of them on the water, and a steady trade in rebuilds and lot assembly. Kingsland sits at the top of the lake where the Llano River meets the Colorado, an unincorporated community that itself spreads across the Llano-Burnet county line. On the Llano County side of the main basin, Sunrise Beach Village, a small city incorporated in 1973, keeps its own string of public waterfront parks, and the small city of Highland Haven sits on the Burnet County shore near Granite Shoals. Marble Falls, five miles east of Wirtz Dam, and Burnet, up US 281, are the service towns for the whole lake — groceries, the hospital and most of the area's school campuses.
Waterfront on Lake LBJ is not one product. Open-water frontage on the main body takes boat traffic and wake but carries the big views and the deep water. Cove lots trade view for protection and calmer swimming. Channel and canal lots — common in Granite Shoals and parts of Kingsland — put a boat slip at the back door at a lower price of entry, with water depth that varies cut by cut. The Llano arm above Kingsland behaves more like river than lake. Two listings at the same price can sit on very different water, and the difference does not photograph well; it is worth idling the shoreline by boat before choosing between them.
The steady level made Lake LBJ the water-sports lake of the chain, and summer weekends on the main basin run accordingly; the coves and the river arm stay quieter. Most Highland Lakes shoreline is privately owned, so public access runs through the lake towns: Granite Shoals' park system puts eight boat ramps on the water, Sunrise Beach Village maintains its own waterfront parks, and marinas around the lake handle storage, fuel and service. Golfers have four courses at Horseshoe Bay, where club and resort access is by membership, separate from the deed.
No single school district serves Lake LBJ, and the lines do not follow the water. Granite Shoals lies entirely within Marble Falls ISD, with Highland Lakes Elementary inside the city and the middle and high schools in Marble Falls. Horseshoe Bay splits on the county line inside one city: the Llano County side is served by Llano ISD, while the Burnet County side — the area the district itself lists as Horseshoe Bay South — is Marble Falls ISD. Kingsland splits at least three ways: Llano ISD serves the core of the community, Burnet CISD reaches the Burnet County side including the Legends area, and a sliver falls to Marble Falls ISD. Highland Haven appears on Marble Falls ISD's own community list. District assignment around this lake cannot be assumed from a mailing address or a listing remark — verify any specific property directly with the district.
The dam that made the lake was completed in 1951 as Granite Shoals Dam, named for the granite outcrops in the riverbed it submerged, and later renamed for Alvin J. Wirtz, the LCRA's first general counsel. The lake carried the Granite Shoals name too until April 1965, when it was renamed for President Lyndon B. Johnson in recognition of his work in Congress to develop the dams that electrified the Hill Country. Johnson kept a ranch on the lake and brought national and foreign guests out on the water during his vice presidency and presidency, which is a fair part of why the new name took. The namesake shoals are still down there; like the falls beneath Lake Marble Falls, they hint back into view only when LCRA draws the lake down.
There is no Lake LBJ city value in the MLS. Waterfront inventory files under Horseshoe Bay, Granite Shoals, Kingsland, Sunrise Beach and Highland Haven, and some Colorado-arm waterfront even carries a Burnet address; within those cities it files again under section names like Applehead Island or The Trails. A single-name search will miss most of the lake. The listings above draw from the communities around the lake for exactly that reason.
Waterfront diligence here runs through the LCRA as much as the county. Docks and other over-water structures must meet LCRA's residential dock standards, owning the bank does not automatically mean owning the submerged land beneath an existing dock, and city and property-owner-association rules stack on top of the LCRA's — so before you count on a dock, or on replacing one, verify its status. Carrying costs vary as widely as the waterfront: club membership at Horseshoe Bay is separate from the deed, association dues differ section by section, and much of the older shoreline runs on septic. Short-term rental rules are set city by city and differ around the lake, so verify before underwriting rental income. And confirm school district and flood status by address rather than by any general description — including this one.
