The confluence is the organizing fact of Kingsland. The Llano River comes in from the west, the Colorado from the north, and they meet in the middle of town to form the upper end of Lake LBJ — held within about a foot of full in normal operations, which is why docks and boathouses line water that behaves like a lake at the point, like a broad river up the Llano arm, and like a winding channel up the Colorado arm toward Inks Dam. Each behaves differently for boating, depth and price, and two Kingsland listings at the same number can sit on very different water — the difference rarely shows in listing photos. The lake-wide picture is on our Lake LBJ page. Two dates belong in any honest description of this stretch: October 2018, when a historic Llano River flood took out the RM 2900 bridge at the confluence — its higher-perched replacement opened in May 2019 — and July 2025, when floodwater closed the lake for several days and damaged the Slab crossing, which reopened that August. A pass-through lake passes floods through; buyers here plan for that and enjoy steady water the rest of the time.
Northwest of town, RR 3404 crosses the Llano over a shelf of pink granite that everyone calls the Slab. The river spreads into channels, pools and small rapids across the rock, the state permits gold panning for a mile in each direction, and on a summer weekend it draws swimmers and floaters from across the Hill Country — check LCRA's river report before going, because flow changes the whole experience. The same granite geology shapes the shoreline all around the confluence. Boaters have the run of the lake from here, anglers work both river arms for white bass in season, and the gated Legends community wraps its own golf course on the Burnet County side of town, with Lighthouse Country Club close by.
Kingsland is unincorporated — a Llano County community that spills across the Burnet County line — strung along RR 1431 between the water and the granite hills. The H-E-B on 1431 makes it the grocery stop for the whole west side of the lake, including Sunrise Beach down RR 2233, and the town's landmark is the Antlers: the restored 1901 railroad resort whose grounds now hold the hotel, cabins, rail cars, and Hooper's, the Victorian farmhouse from the 1974 Texas Chain Saw Massacre, which serves lunch rather than horror these days. Two roads run south to Highway 71 — RM 2900 over the rebuilt bridge, and Slab Road across the river. The housing stock runs the same range as the water: original lake cottages on the old grids, new custom builds along both arms, and acreage tracts up FM 2342 on the Colorado side — which is part of why price statistics for Kingsland swing so much from month to month.
No description of Kingsland is complete without the school-district map, because it is genuinely three-way and the lines ignore both the water and the mailing address. Llano ISD serves the core of the community — Packsaddle Elementary is right in town, with the junior high and the district's single high school in Llano — and Llano ISD is the county-wide district for Llano County. But the Burnet County side of Kingsland belongs to Burnet CISD: streets like Legends Parkway and River Ranch Road carry Kingsland addresses and Burnet campuses. And a small sliver of the community falls to Marble Falls ISD. We verified all three assignments from live listing data rather than repeating what other sites say, and the practical rule is the one we give everywhere around this lake: confirm any specific address directly with the district before you count on an assignment.
Martin D. King bought land at the confluence in 1877 with J. M. Trussell, and the settlement that grew here first carried the name Kingsville. The Austin & Northwestern Railroad changed everything in 1892, bridging the rivers and setting its depot between the tracks — the same line that hauled Granite Mountain stone to build the state Capitol — and by 1901 the town, now Kingsland, had the railroad's own resort at its heart: the Antlers Hotel, begun in 1900 and opened May 1, 1901, named partly after the fashionable Antlers in Colorado Springs. The resort era faded with the automobile; a 1922 fire hurt, and a town of 750 in 1907 counted 150 by 1925. The Barrows kept the Antlers as a private retreat until 1993, after which it was restored, reopened in 1996, and recognized as a state landmark within the railroad's historic district. Wirtz Dam's closing in 1951 turned the confluence into lakefront, and the modern community grew around the water.
There is no city hall in Kingsland, which matters more than it sounds: what you can build, keep or rent on a lot is governed by county rules and by each subdivision's own recorded restrictions, and those change street to street across the community. Water and wastewater arrangements vary the same way, and carrying costs follow suit — association dues where subdivisions have them, none where they do not, and dock, lift and bulkhead upkeep on the water. In the MLS, Kingsland is its own city value, but the waterfront files under a long list of section names, some Colorado-arm shoreline nearby carries Burnet mailing addresses instead, and lake listings are entered in more than one regional MLS — so no single search, on any site, shows the whole picture. Short-term rentals trade actively in parts of the community, and what a specific lot allows comes down to its own recorded restrictions — verify before underwriting rental income. Flood status deserves the same address-level check — the 2018 and 2025 events are public record on this stretch — along with the school district, which cannot be assumed from a Kingsland address, including from any general description — this one included.
