The district straddles I-35 at the top of Williamson County, thirty miles north of Austin, running from the Georgetown ISD line on the south to the Bell County line on the north, where Salado ISD picks up, with Florence ISD to the west and Granger ISD to the east. The southern boundary is the one to respect: per the district itself, Jarrell ISD reaches parts of Sun City and the City of Georgetown — Georgetown addresses, Sun City sections, Jarrell schools — and its newest elementary carries the Berry Creek name for exactly that southern territory. The housing is a study in before-and-after. Old Jarrell keeps its small downtown grid off the highway, ringed by working ranchland and hamlets like Theon under wide blackland sky. The after is Sonterra — the vast master-planned community east of the interstate that has become the district's population center — joined by a widening ring of new corridor subdivisions delivering some of the metro's most attainable new construction. Few districts anywhere contain this much brand-new rooftop and this much open ranch inside one boundary.
Jarrell ISD — home of the Cougars — enters 2026-27 with seven campuses: four elementaries serving PreK through fifth grade in Jarrell, Igo, Double Creek and the brand-new Berry Creek Elementary opening for this school year on the district's south side; two middle schools, Jarrell Middle and the year-old Jarrell Ranch Middle, covering grades six through eight; and Jarrell High School for grades nine through twelve. The district has offered two-way dual language programming at its elementaries, and its history runs deeper than its newness suggests — the first schoolhouse went up in 1916, and when it came down in 2022, its materials were kept for reuse in district buildings. Four elementary zones feed two middle school zones, and everything converges at Jarrell High — so the high school answer is settled at the district line, while the elementary and middle maps carry all the movement. And move they do: with Berry Creek Elementary opening this year, Jarrell Ranch Middle barely a year old, and Double Creek only three, every campus opening in this district has redrawn the zones beneath it, and the growth curve promises more. A zone map here ages faster than anywhere else in the county, so the district's current edition, checked against the specific address, is the only version that counts — along with the question of what the next campus will change.
The inventory falls into sharply different worlds:
The numbers here are unlike anywhere else in this guide: by the district's own demographic reporting, enrollment grew 97 percent in the five years through 2024-25 — from about 2,100 students to more than 4,100, roughly 4,400 today — a near-doubling that outpaces every district around Austin. Voters have funded the response twice. The 2021 bond, $113 million across two propositions approved at 73 and 64 percent, delivered Double Creek Elementary. The 2023 bond, a single $324.6 million proposition, is delivering now — and delivering unusually well: Jarrell Ranch Middle School opened in August 2025 on time and $1.2 million under budget, a new operations center opened the same month under budget, Berry Creek Elementary arrives this year on land donated to the district — a $4 million saving — and a career-and-technical building and gymnasium are rising at the high school ahead of schedule. High school additions, fine arts space and further capacity round out the program, with land positioned for what growth brings next.
The practical read for buyers: this is a district building one campus wave after another, each wave redrawing zones, funded so far without tax-rate increases on a rapidly expanding base. What it is not, yet, is finished — and no page, including this one, can tell you what the map looks like two openings from now.
Respect the southern line above all. Sun City sections and Georgetown-addressed properties fall inside this district by its own description, which surprises nearly everyone who assumes Georgetown mail means Georgetown schools — the mirror of every postmark trap to the south. On any property between Georgetown's north side and Jarrell, the MLS district field and the district map are the only reliable answers, and for age-restricted Sun City sections, the occupancy rules are their own separate topic regardless of district.
In Sonterra and the corridor communities, the carrying costs are the second contract. Sonterra operates under its own municipal utility district, and the newer subdivisions carry MUD or improvement-district structures of their own, with taxes and dues varying section to section — often the difference between two same-price homes' monthly reality. The ranchland runs the opposite direction: wells, septic, ag exemptions and rural water, a different due-diligence world entirely. Get the complete tax and utility picture on the specific lot before comparing anything.
Treat every zone as provisional and every median as a construction report. Zones here have been redrawn by three campus openings in four years with more coming, so a listing's claimed campus is only as current as this school year — verify it, and ask what the next opening could move. And with new construction dominating the sales mix, the district median tracks builder closings, not the market; section-level comparables are the numbers that mean something, and we are happy to pull them properly.
