The district is based in Kyle and takes in Kyle, Buda, the small cities of Mountain City, Hays, Uhland and Niederwald, and a great deal of unincorporated Hays County on both sides of the interstate. It also reaches past the county line. A strip of southern Travis County, including some Austin- and Manchaca-addressed property, is Hays CISD rather than Austin ISD, and the eastern edge runs into Caldwell County. On the south end, the Blanco Vista subdivision carries a San Marcos address but sits inside the district.
Two ZIP codes cover most of it, 78640 for Kyle and 78610 for Buda, but neither is a reliable guide to the district line, which follows neither city limits nor postal routes. Austin ISD adjoins Hays CISD to the north, Lockhart ISD to the east, San Marcos CISD to the south, and Wimberley ISD and Dripping Springs ISD to the west; the full regional picture is on our Austin area school districts page. The "consolidated" in the name dates from 1967, when the Buda and Kyle districts merged. It is now the largest district based in Hays County, with more than 25,000 students as of August 2026 and roughly 1,000 added each year since 2018.
West of I-35 the land rises toward the Hill Country, with acreage tracts where well water and septic are common; east of it the ground flattens into prairie. Both cities keep an older core of homes on a street grid, but most of what is for sale at any given time is new construction or first resale in master-planned communities built since the late 1990s, several of which have a district campus inside them.
Hays CISD counts 28 campuses: 17 elementary schools, six middle schools, three comprehensive high schools, Live Oak Academy, an application-based accelerated high school of choice for grades 10 through 12, and an alternative campus. Campus pages and the printable district map are on the district's site.
For 2026-27, Hays and Johnson compete in UIL Class 6A and Lehman in Class 5A. Each high school has its own attendance zone; there is no single-high-school design here, so which one an address feeds is a live question.
Elementary, middle and high school zones are drawn separately, so a street can be moved at one level without moving at another. As the district set it when Johnson opened, Barton and Wallace middle schools feed Hays High School, Chapa and Simon feed Lehman, and Dahlstrom and McCormick feed Johnson, and the high school lines have not changed since. In broad strokes, Hays takes the west side of Kyle and the land between the two cities, Lehman the east side of Kyle, and Johnson takes Buda on both sides of I-35. The only reliable answer for a given house is the district's interactive attendance-zone map, which takes an address lookup, and even that comes with a caveat: campuses at capacity can be capped, with new arrivals assigned to the next campus with room.
This is a district that adds campuses and redraws lines regularly, which is the main thing to know before paying for a specific school zone. A fourth comprehensive high school, built for 2,800 students, is under construction in the northeast corner of the district near Sunfield. The district's current target is the 2030-31 school year, a year later than when voters approved it in May 2025, and it has no name and no attendance zone yet; drawing that zone will mean redrawing the high school map across the district. An 18th elementary, also unnamed and also near Sunfield, is funded and could open as early as August 2028, with its zone drawn the fall before. A seventh middle school has design money but no construction funding; a trustee has said it is expected to be part of a 2027 bond proposal, and no bond has been called.
Smaller adjustments happen most years. The 2026-27 changes moved a few Buda neighborhoods between elementary and middle schools and left every high school zone alone, and students already enrolled could stay at their campus through its last grade, without district transportation. The district also runs an in-district transfer process and, beginning in 2026-27, accepts applications from students who live outside its boundaries, subject to program rules. Both go through the district's registration page, and the answer for a given campus in a given year is not something a real estate page can promise.
Postmarks mislead here in both directions. A Kyle 78640 address can be in Uhland or Niederwald, an Austin or Manchaca address on the Travis County side can be in Hays CISD, and a San Marcos address in Blanco Vista is. When two sources disagree about a street, one is usually reading the ZIP code and the other the district map.
A name-only search will miss inventory. The district's large communities list under phase and section names in the MLS, so "Sunfield" or "Plum Creek" alone will not return everything in Sunfield or Plum Creek. Search by school district and ZIP code together, or ask us to run it properly.
Carrying costs vary more than list prices suggest. Many of the newer communities sit inside a MUD or a PID, dues can run at more than one level, acreage on the west side may be on well and septic, and the district sets its own tax rate each year. Two homes at the same price can carry different monthly obligations. Read the median carefully as well: Kyle and Buda close a large volume of new construction every year, and a falling median often reflects what builders delivered that quarter rather than what an established home is worth.
Finally, verify your own address against the district's map, since boundaries change, campuses open and general descriptions go stale, including this one. If you would like one of our Hays CISD Realtors to check an address against the current zone maps and what is coming, reach out and we will set up a call.
