Most of the shoreline in Granite Shoals is privately owned, which is exactly why the park system matters: the city maintains 19 parks, 15 of them on Lake LBJ, and eight with boat launch ramps, so residents anywhere on the grid have public water access a few blocks away without paying for waterfront. The parks are the town's commons, hosting the fishing, swimming and put-ins that a marina district would handle elsewhere, and they are the practical answer to the question every off-water buyer here asks first, which is how they will get to the lake. City hall, the police and fire departments and the elementary school sit inside the same compact footprint, and the retail runs along RM 1431, with Marble Falls handling the bigger errands ten minutes east.
Lake LBJ is a constant-level lake, held at a steady elevation year-round rather than rising and falling like Lake Travis, which is what makes it the Highland Lakes' boating and boathouse lake, and Granite Shoals occupies a long, coved stretch of its eastern shore. The waterfront here divides into open-water frontage, protected coves and channels, each with its own pricing logic, and the granite that named the town, the pink outcroppings that once made shoals in the river, still shapes the shoreline and the lots. Kingsland and the Llano River arm are a short run up the lake, Horseshoe Bay faces from the far shore, and the granite country between the lakes is still quarried.
The 1962 plat cut three ranches into thousands of small lots, and the market has been reassembling them ever since. Original cottages and fishing cabins from the 1960s and 1970s still trade, many as weekend places; teardowns and remodels are constant; and most new construction is a custom or spec home on two or three combined lots rather than a phase of anything. That makes Granite Shoals the entry point to Lake LBJ, with in-town homes and buildable land at prices the resort communities on the same water cannot match, and it makes lot listings a large share of the inventory, which is worth knowing when a search here returns as much land as housing. What a given lot can hold depends on the city's current rules for lot area, setbacks and wastewater, so the buildability question comes before the price question.
Granite Shoals is in Marble Falls ISD, and it is the rare lake town with a campus of its own: Highland Lakes Elementary serves the city, and it was the first place the district's May 2025 bond went to work, with a new traffic loop built ahead of the 2025-26 year. The district runs a single track, four elementary zones feeding one middle school and Marble Falls High School about six miles east, so a Granite Shoals address settles the whole path once it is confirmed inside the district. As everywhere on this lake, confirm the district and campus for a specific property on the district's map rather than a listing.
The name is older than the lake. Granite shoals, shallow crossings over pink granite outcroppings, marked this stretch of the Colorado River until the Granite Shoals Dam, later renamed Wirtz Dam, impounded Lake Granite Shoals at mid-century; the lake was renamed for Lyndon B. Johnson in 1965, and the town kept the original name. In 1962 the Phillips, Naumann and Ebeling ranches were platted as Sherwood Shores, the largest platted subdivision in Texas at the time, sold as a lake resort of fishing cabins and weekend lots. Residents voted to incorporate sections of it as the City of Granite Shoals on May 9, 1966, adopted a home-rule charter in 2005 and hired a first city manager in 2006. The population ran from about 300 in the late 1960s to 1,378 in 1990, 2,040 in 2000, 4,910 in 2010 and 5,129 at the 2020 census, and the second-home share keeps the market larger than the census suggests.
Buildability is the local due diligence. Much of the city is on septic, lots were platted small, and a purchase here often involves more than one parcel, so the questions that decide a deal are the city's current lot-area and wastewater rules, what the combined parcels allow, and, on the water, the condition of bulkheads, docks and boathouses and the LCRA's shoreline permissions. Two listings at the same price can be a ready homesite and a parcel that cannot be built on as offered, and the difference is not visible in the listing.
Read the median loosely and the address closely. Waterfront homes, interior cottages and raw lots share one data set, so a quarter's median says little about a specific property, and the 78654 ZIP code covers Marble Falls and the lake country as well as Granite Shoals, so the city limits, the taxing entities and the district on a parcel are worth pulling from the appraisal record rather than the address line.
