The concept is a resort that belongs entirely to its residents. Four Seasons will manage the community and its amenity program — planned at more than 100,000 square feet — including two private marinas and a lake clubhouse along nearly a mile of shoreline, a 76,000-square-foot indoor sports club, a spa and wellness club, a 96-seat theater, a 300-foot infinity-edge pool aimed at the skyline, and Café Boulud Lake Austin, a private restaurant from chef Daniel Boulud. Roughly 90 of the 210 acres are set aside as greenspace, and the site adjoins some 2,000 acres of protected land, so the hilltop reads as country while sitting about ten miles northwest of downtown. The terraced residence buildings step down the hillside toward the water — designed by Handel Architects with interiors by the Lissoni studio — in the quiet 360/2222 pocket the project shares with The Courtyard and Shepherd Mountain, with the Pennybacker Bridge just downlake.
The property is served by Austin ISD; listings at the address carry Highland Park Elementary, Lamar Middle School and McCallum High School as the assigned campuses, the same chain as the neighboring Courtyard pocket. Two cautions apply. First, Austin ISD is midway through a district-wide consolidation and boundary review, with a first limited round of changes anticipated for the 2027-28 year and a comprehensive redraw under discussion for 2028-29 — the process is covered on our Austin ISD page. Second, do not let the street name mislead you: Bridge Point Elementary is an Eanes ISD campus across the river in 78746, and it does not serve this side of the water. Confirm any assignment by address with the district.
The project's history explains its timeline. Announced in late 2021 as a venture of Austin Capital Partners with Hines and Four Seasons, the development went through several partner changes before its capital came together: an $870 million construction loan closed in June 2026 through Tyko Capital — described at signing as among the largest ever made for a Texas luxury residential project — with Lincoln Property Company as development manager and Harvey Cleary building. Vertical construction followed, with Phase I completion expected in 2029 per the developers. Construction timelines move, so verify current status and delivery dates directly; current availability and project materials are published on the developer's site.
Released pricing as of mid-2026 ran from about $4.5 million for the smallest residences into the $30 millions for penthouses, with villa homesites and completed villas in between — figures the developer can revise at any time. Ownership here is a serviced product: Four Seasons management, club structures and residence service fees are a defining part of the carrying costs, and the current fee schedules and membership terms belong in any comparison long before list price does. Because the community is new, it does not appear under familiar neighborhood names in the MLS — listings carry the Bridge Point Parkway address — and early trades mix developer releases with resales, which makes price-per-foot comparisons across the lake unusually tricky. Verify everything at the residence level, including any general description of the project — this one included.
