About the Eanes School District

Where the District Is

The district sits west of MoPac and south of Lake Austin, covering roughly the area between the river and the Barton Creek greenbelt. Most of it falls in two ZIP codes, 78746 and 78733. Two incorporated cities sit inside the boundary — West Lake Hills and Rollingwood — along with the Lost Creek area and a good deal of unincorporated Travis County. The terrain is the first thing most buyers notice. This is steep, wooded, cedar-and-oak hill country cut by creeks and canyons, and it shapes the housing stock more than any other single factor. Lots are large by Austin standards but often only partly buildable, driveways are frequently long and steep, and many homes are sited to take a canyon or downtown view rather than to face the street. Original 1960s and 1970s ranch houses sit next to teardown rebuilds on the same block, and anything with a slope, a view corridor or heritage oaks carries a premium that has little to do with square footage.

The district also runs an Adult Transition Services program on Walsh Tarlton for students 19 and older.

Sources disagree on the elementary count, and it is worth knowing why. The board voted in January 2025 to close Valley View Elementary and consolidate it into Barton Creek Elementary, effective with the 2025-26 school year. There are five elementary campuses now. Anything written before that consolidation — including some pages that have not been updated since — still says six.

How the Feeder Pattern Works

Five elementary campuses feed two middle schools, and both middle schools feed Westlake High School. That last part is the structural fact that distinguishes Eanes from most districts around it: there is one high school, and every student in the attendance zone lands there regardless of which elementary they started at. Families who move within the district generally stay on the same track from sixth grade forward.

As the district publishes it, Eanes and Cedar Creek elementaries feed Hill Country Middle School, while Barton Creek and Forest Trail feed West Ridge Middle School, which serves the district's western half. Bridge Point is the assignment to confirm directly on the district's boundary map — published area guides disagree about it, and at least one widely circulated guide has other assignments verifiably backwards. Middle school assignment follows your address, not proximity, so check the map against the specific property rather than any summary, including this one.

Communities in Eanes ISD

Most of the district's inventory sits in a handful of established areas, each with a different mix of lot size, age and price:

• West Lake Hills — incorporated city, 78746, roughly 3.6 square miles, larger lots under a strict tree and slope ordinance
• Rollingwood — the district's other incorporated city, on the east side near Zilker
• Seven Oaks — 153 lots off Marly Way, 78733
• Lost Creek — 78746, largely but not entirely in the district
• Barton Creek — mostly Austin ISD, with a small Eanes portion
• West Austin — the wider region, which spans four districts rather than one

Boundaries, Transfers and Change

Two things are worth knowing before you buy on the strength of a campus assignment.

First, the district has been actively reshaping its footprint, and a large decision is on the calendar. Enrollment has been declining, and the Valley View consolidation in 2025 was part of a broader budget response. A long-range facility planning committee has since recommended a package of projects worth roughly $900 million, and the recommendations include moving from five elementary campuses to four by closing and repurposing Eanes Elementary as an early childhood hub, full campus replacements at Cedar Creek and Forest Trail elementaries and Hill Country Middle School, modernization at Barton Creek and Bridge Point elementaries and West Ridge Middle School, and substantial work at Westlake High School. None of it has been adopted. A bond advisory committee is now being seated to vet and prioritize those projects, with recommendations expected in December 2026, and the board faces a mid-February 2027 deadline if it wants to call a May 2027 bond election. Trustees have said publicly that a five-to-four elementary move would need thorough community vetting before they would support it. If you are paying a premium specifically for an elementary zone — the Eanes Elementary zone above all — the status of that process is worth asking about the week you write the offer, not after.

Second, attendance zones and transfer policy are separate questions. The district publishes its transfer process separately from its boundaries, and the answer for a given address in a given year is not something any real estate page should be relied on for.

For Buyers

A name-only search will miss inventory here, and the reason is that "Westlake" is not a place. Westlake High School is a campus, West Lake Hills is an incorporated city, and Eanes ISD is a boundary, and all three have different footprints. MLS listings use "Westlake" loosely across several subdivisions and both ZIP codes, so searching that word alone will return homes outside the district and miss homes inside it. Search by district and by ZIP together, or ask us to run it properly.

Campus names are a related trap. Barton Creek Elementary is an Eanes campus in 78733, but the Barton Creek community is almost entirely Austin ISD. Seven Oaks is in Eanes but carries a 78733 address rather than the 78746 people expect. Lost Creek Boulevard runs on into Barton Creek and 78735, so some Lost Creek addresses are not in the district at all. When two sources disagree about a specific street, this is usually why.

Carrying costs vary more than list prices suggest. An address inside West Lake Hills or Rollingwood carries a city property tax that an unincorporated address a mile away does not. Parts of the district are on septic rather than central wastewater, some areas have HOA dues and some have none, and water service is not uniform. Two homes at the same price can carry meaningfully different monthly obligations, and the difference is not visible in the listing.

Be careful reading the median. This is a small district with relatively few annual sales, and a handful of transactions at either end will move the number on their own. A falling median here often reflects which homes happened to sell that quarter rather than any change in what an established house is worth.
