Davenport Ranch Homes for Sale

Davenport Ranch occupies the bluffs above the south bank of the Colorado River just below the Pennybacker Bridge, a master-planned West Austin community in 78746 that took shape around the Austin Country Club's 1984 move to the riverfront. Several distinct sections run from garden homes and condominiums near the club to hilltop estates with river and skyline views, all in Eanes ISD with the neighborhood's own elementary school on Cedar Street. Davenport Ranch Lifestyle

The club is the centerpiece. Austin Country Club — founded in 1899 and among the oldest clubs in Texas — moved to its roughly 180 acres here in 1984, where its Pete Dye course runs along the river below the Pennybacker Bridge; the club hosted the WGC Match Play from 2016 through 2023, and its grounds include tennis facilities and a marina on the water. Membership is set by the club and separate from any home purchase, so confirm current terms directly rather than assuming an address conveys access. Beyond the fairways, Davenport Village at Loop 360 and Westlake Drive puts shops, dining and daily errands at the neighborhood's front door, and the Wild Basin Wilderness Preserve borders the area with 227 acres and roughly two and a half miles of trails, with weekend visits by reservation. Directly across the water, the new Four Seasons Private Residences Lake Austin is rising on the opposite hilltop. Street names here run to champion thoroughbreds — Round Table, Buckpasser, Canonero, Never Bend, Triple Crown — winding through oak cover to overlooks that catch the river, the bridge and, from the high points, downtown.

Davenport Ranch Schools

Davenport Ranch sits in Eanes ISD, and its elementary is genuinely its own: Bridge Point Elementary has served the district's northern sections from Cedar Street inside the neighborhood since 1997, and it is the district's largest elementary campus. Per the district's own campus page, the feeder pattern runs Bridge Point to Hill Country Middle School to Westlake High School — worth stating precisely, because circulating area guides currently print that assignment backwards. The district operates five elementaries following its 2025 consolidation (older sources still say six), and its long-range facilities process is studying further changes with a possible May 2027 bond election — nothing has been adopted. Details and the district's address lookup are on our Eanes ISD page; confirm any assignment by street address.

Davenport Ranch Info

The name is original to the land: by local accounts, Osceola Heard Davenport bought some 1,300 acres along the river here in 1947 for a cattle ranch, and the community that took shape in the early 1980s — timed to the country club's arrival — kept her name. Today the housing mix is wider than the estate reputation suggests: our own listings currently run from condominiums in the Long Champ and Waymaker sections under $1 million to custom homes past $5 million, often within a few streets of each other, which is exactly why neighborhood-level price statistics here need reading with care. Three practical notes for a search. First, the MLS splits the neighborhood across multiple section and condominium names, and portals circulate label variants of their own, so a single-name search will miss inventory. Second, Davenport West is a separate community next door, not a section of Davenport Ranch — the similar names trap even locals. Third, carrying costs differ meaningfully by section: association dues vary, club membership is its own decision with its own costs, and the local tax stack can carry special-district line items — verify the current jurisdictions and dues for any specific address, along with any general description of the area, including this one.
