This corridor grew up outside any city's limits, and it shows: there is no master plan here. New custom builds stand beside 1960s-era lake cottages and some remaining mobile homes, streets wind without sidewalks under big oaks, and the corridor keeps its own small commercial pocket — a gas station, a coffee shop, self-storage and boat storage — instead of an amenity center. Lots commonly run from a quarter acre to a half acre or more on well-treed, uneven ground, many with hill or water views. The water is the through-line: a voluntary community association maintains a lakefront park on Lake Austin with a boat ramp, pool, sport courts, clubhouse and playground, and at the corridor's far end, Commons Ford Ranch Metropolitan Park spreads 215 city-owned acres of restored prairie, canyon trails and shoreline — some of the quietest public lake frontage in Austin.

Cuernavaca Schools

The corridor sits in Eanes ISD, with Barton Creek Elementary, West Ridge Middle School and Westlake High School as the assigned campuses — the two lower campuses are the district's 78733 schools, so they are effectively the neighborhood's own. If an older guide names Valley View Elementary instead, it is not describing a different area: the district consolidated Valley View into Barton Creek Elementary beginning with the 2025-26 school year, and anything printed before that is out of date. The district's long-range facilities committee has since recommended studying a further consolidation, and a bond advisory committee is at work with a possible May 2027 election — nothing has been adopted — so confirm assignments by address and follow the process on our Eanes ISD page.

Cuernavaca Info

Cuernavaca is unincorporated Travis County, and the service stack reads accordingly: county governance, Eanes ISD, water from Travis County WCID No. 18, fire protection through an emergency services district, and septic systems still serving many lots — utilities and any association details are lot-by-lot facts worth confirming early. The MLS is just as layered. Listings file under a long list of section names — Austin Lake Estates and Austin Lake Hills each run to multiple numbered sections, alongside plats like Pecan Bottom on Lake Austin — and area guides sometimes file the corridor under "Westlake" or even "West Lake Hills," which are different places entirely, so a search pinned to a single name will miss inventory. Price statistics mislead here more than almost anywhere: a month that closes a lakefront rebuild and an original cottage side by side makes the area median nearly meaningless. Neighbors with their own pages include Seven Oaks and Barton Creek West along the same corridor. As always, verify every detail at the address level, including any general description of the area — this one included.
