Burnet is the seat of Burnet County, about 48 miles northwest of downtown Austin where US 281 meets SH 29, on the divide between the Colorado and Brazos watersheds. It is the Bluebonnet Capital of Texas by act of the Legislature, a courthouse-square town that grew up around an 1849 frontier fort, and the gateway to the biggest water in the Highland Lakes: Lake Buchanan and Inks Lake begin a few minutes west. Homes for sale run from older blocks near the square to newer subdivisions along the highways, lake places on the Buchanan side, and ranch acreage in every direction, generally at a different pace and price than the lake cities to the south. The courthouse square is the center of town and of the calendar. The Bluebonnet Festival fills it the second weekend of every April, when the fields around Burnet do what the Legislature recognized in 1981 when it named this the Bluebonnet Capital of Texas, and the Hill Country Flyer excursion train runs from Cedar Park to the old depot a few blocks away. Fort Croghan, the 1849 outpost the town grew up around, survives as a museum on the west side, with its blacksmith shop, one-room schoolhouse, powder house and more than a thousand artifacts kept by the county historical society. Out at the municipal airport, the Commemorative Air Force's Highland Lakes Squadron keeps warbirds in a hangar museum and flies them for the town every festival season. Burnet is also the county's working center, with the courthouse, the county offices and the everyday retail that serves the ranch country around it, and residents drive US 281 south to Marble Falls or SH 29 east toward Georgetown for the rest.
The big lakes are Burnet's side of the Highland Lakes. Lake Buchanan, the largest in the chain, spreads west of town behind Buchanan Dam, with Canyon of the Eagles and the Vanishing Texas River Cruise working its wilder east shore, and it is a storage lake, so its level rises and falls with the drought cycle in a way the constant-level lakes downstream do not. Inks Lake, small and steady between Buchanan and Lake LBJ, carries Inks Lake State Park on Park Road 4, and the same park road leads to Longhorn Cavern State Park, the two-mile river-carved cavern the Civilian Conservation Corps opened up in the 1930s, eleven miles southwest of the square. In town, Hamilton Creek Park strings a trail along the creek below the square, Delaware Springs is the city's own 18-hole municipal golf course, and the Galloway-Hammond Recreation Center covers the courts and pools.
Growth has reached Burnet later and lighter than the towns to its south and east, which is part of the appeal for buyers priced out of them. The movement is along the highways: new subdivisions on the US 281 corridor between Burnet and Marble Falls, where the school district line crosses the highway and new communities sit on both sides of it, and pressure building from the east as Liberty Hill's expansion works up SH 29 toward Bertram. The school district read the same map, and its May 2026 bond bought land for a future elementary and middle school near Bertram while rebuilding the middle school in town. Closer in, the pattern is modest: infill around the square, small subdivisions off the highways, and lake and ranch parcels trading as they always have.
Burnet is the headquarters of Burnet CISD, a six-campus district with one of the simplest maps in the region: the Burnet-side elementaries are grade-banded rather than zoned, with every young student attending Shady Grove and then R.J. Richey, Bertram runs its own PreK-5 campus, and everyone merges at Burnet Middle School and Burnet High School. Voters approved a $135 million bond in May 2026 that rebuilds the middle school around a new 900-student academic building, expands R.J. Richey, and buys land near Bertram for future campuses. The line to respect is the district boundary itself, especially the seam with Marble Falls ISD on US 281 south of town. Confirm the assignment for a specific address on the district's maps rather than on a listing.
Burnet began as protection. Texas Rangers under Henry McCulloch camped on the site in 1847, the federal government replaced them in March 1849 with Fort Croghan, third in the chain of forts guarding the frontier from Fort Worth to the Rio Grande, and the settlers the fort attracted stayed after the soldiers left. The town was laid out in 1852 as Hamilton, the year the county was created, and renamed in 1858 for David G. Burnet, the first provisional president of the Republic of Texas, because the state already had a Hamilton. A Mormon colony under Lyman Wight milled at the falls of Hamilton Creek from 1851, and the Austin and Northwestern Railroad arrived in 1882, making Burnet the shipping point for the granite, cotton and cattle country around it, with track reaching Granite Mountain, Marble Falls and Lampasas by 1903. The town has stayed the county's civic center ever since, counting about 6,100 residents at the 2020 census, and the lakes that arrived in the 1930s turned its west side into recreation country.
Know which lake you are buying on. Lake Buchanan is a storage reservoir, so waterfront there is priced and lived on differently than the constant-level lakes downstream: the shoreline moves, docks and access reflect it, and a drought-cycle view of the lake's history belongs in the option period. Inks Lake holds steady but is small, with the state park anchoring it. On either, the LCRA's shoreline rules apply, and off the water, most property outside the city limits runs on wells and septic or a water supply corporation.
Check the lines before the house. The 78611 ZIP code covers lake and ranch country far beyond the city, the school district's seam with Marble Falls ISD crosses US 281 right where the corridor is building, and acreage should be compared on buildable, out-of-floodplain ground rather than gross acres. Read the median loosely as well, since town lots, lake places and ranch land share one small data set here, and a few large sales move it in any quarter. Finally, verify your own address, including against any general description like this one. If you would like one of our Burnet Realtors to check a specific property against the current district maps, the shoreline rules and the utilities, or to compare Burnet with Marble Falls and the rest of the Highland Lakes, reach out and we will set up a call. The town's story is in the Handbook of Texas and on the state's Texas Time Travel page.
