Downtown Bastrop is Main Street and the grid around it, most of it rebuilt after an 1862 fire and little changed since: 131 buildings and sites went onto the National Register in 1979, the courthouse is from 1883, and the Texas Historical Commission runs its Main Street program here. It works as a real downtown, with restaurants, galleries, the opera house and the Saturday crowds, and it sits directly above the river. Fisherman's Park at the end of Farm Street is the put-in and take-out for two state paddling trails, the June Hill Pape Riverwalk runs along the bank, and the Old Iron Bridge still crosses to the east side. Most of the city's newer retail is out on the SH 71 frontage west of the river, and the Hyatt Regency Lost Pines resort in Cedar Creek has anchored the corridor since 2006.
The Lost Pines are the westernmost stand of the southern pine forest, an island of loblolly in the post oak country, and Bastrop State Park is the middle of them: about 6,000 acres on the east edge of town with CCC-built cabins from the 1930s, a pool, trails and a scenic overlook. The 2011 Bastrop County Complex Fire, the most destructive wildfire in Texas history, burned more than 34,000 acres including most of the park, and the forest is fifteen years into growing back; Buescher State Park, a few miles east, is the other half of the complex. On the water, the El Camino Real Paddling Trail runs six miles from Fisherman's Park down to the Lost Pines trails at Tahitian Village, the Wilbarger Paddling Trail runs 14 miles from the FM 969 bridge at Utley into town, and Bastrop County Nature Park in Tahitian Village adds seven and a half miles of trail along the river. Lake Bastrop, northeast of town, has North Shore and South Shore parks run by the LCRA, which also runs McKinney Roughs Nature Park on SH 71 to the west, and there are three 18-hole golf courses in and around the city. The change in Bastrop since 2021 is on the west side, along SH 71 and FM 1209 toward Austin. The Boring Company arrived in 2021, SpaceX's Starlink plant opened in 2023 and has since doubled to more than a million square feet with more than a thousand employees and a state-backed semiconductor expansion under way, X moved its headquarters to FM 1209 in 2024, and a company settlement has grown up around them about ten miles northwest of downtown. A $1.4 billion data center is going up at FM 535 and Wolf Lane in Cedar Creek, and a 546-acre film studio lot on the Colorado River broke ground in April 2026.
The housing has followed. Adelton, a master-planned community on the west side of town off SH 71, opened with the school district's newest elementary campus inside it in 2025. The Colony, the utility-district community on FM 969 between Bastrop and the county line, keeps adding phases around Colony Oaks Elementary. Farther west along SH 71, the SilverLeaf neighborhood is where the district is building its tenth elementary for 2027. Closer in, Hunters Crossing, Pecan Park and Piney Creek Bend are the city's newer subdivisions, and the district itself has added three campuses since 2023 after more than a decade without one.
Bastrop is in Bastrop ISD, a two-high-school district that splits roughly east and west: the city and the country beyond it feed Bastrop High School, while the SH 71 corridor, Cedar Creek, Red Rock and Rockne feed Cedar Creek High School, and each side has two middle schools as of 2026-27. The district has opened three elementary campuses since 2023, redrew its elementary and middle school boundaries in 2025, and will draw one more zone when the tenth elementary opens in 2027, so an address bought for a specific campus today should be checked against the current map and asked about before the offer. Confirm the assignment for a specific address on the district's map rather than on a listing.
Spanish soldiers held a post at the river crossing as early as 1804, and Stephen F. Austin, passing through in 1821, noted the pine timber and the fish. The town was established on June 8, 1832 as the principal settlement of his Little Colony, named for the Baron de Bastrop who had helped him win his grant, called Mina from 1834 to 1837, then incorporated under the Bastrop name on December 18, 1837. Three residents signed the Texas Declaration of Independence, and the town was burned in the Runaway Scrape and rebuilt. Timber from the Lost Pines was the economy for decades, supplying Austin from 1839, and the downtown that survived the 1862 fire was rebuilt in brick. The city had 9,688 people at the 2020 census and has grown quickly since, with the county rising from about 97,000 people in 2020 to an estimated 119,000 in 2025.
Bastrop is a fire and river town, and both belong in the option period. The 2011 fire took more than 1,600 homes, most of them in the pine subdivisions east and north of the city, so much of what is for sale in Tahitian Village and Circle D-KC Estates dates from the rebuild, and defensible space, insurance and the property's own fire history are worth reading before an offer. On the river, floodplain status is an address-level fact; the 2015 Memorial Day flood reached the state park dam, and the Colorado has its own maps.
Carrying costs vary more than list prices suggest. Property inside the city is on city water and sewer; the pine subdivisions and the county run on wells, water supply corporations and septic in different combinations; and the newer communities on the west side sit in their own utility districts, where dues can run at more than one level. Two homes at the same price can carry different monthly obligations, and the difference is not visible in the listing. Read the median with the same care, since new construction on the west side and large-acreage sales in the county each move it in a single quarter, and acreage in the pines should be compared on buildable ground, not gross acres.

School boundaries here changed in each of the last two years, city limits and utility districts do not follow the ZIP code, and both are worth confirming before you write an offer.
