Bar W Ranch is a 927-acre master-planned community in north Leander, laid out along Ronald Reagan Boulevard near Highway 29 about 30 miles north of downtown Austin. The community takes its name from a ranch established on the land in 1947, and roughly a hundred of those acres are set aside as open space, including more than a mile of frontage on the South San Gabriel River. About 1,500 homes are planned at full build-out. Bar W Ranch Lifestyle

The river is what sets Bar W Ranch apart from the newer communities around it. More than a mile of South San Gabriel River frontage runs along the property, with an interconnected trail system tying it back to neighborhood parks and preserved open space. The surrounding views are still ranch land and Hill Country rather than rooftops, though that will change as the corridor fills in.

The amenity center is built around a swim facility with a resort-style pool, a clubhouse, and flexible lawn space, with outdoor grills and firepits alongside the pool area. Elsewhere in the community are a playground, game courts, a sand volleyball court, a soccer field, and a dog park, all linked by the trail network.

Ronald Reagan Boulevard runs north from the community toward Georgetown and south toward 183A and Cedar Park. Leander's H-E-B shopping center and the restaurants around it are a short drive south, Highway 29 connects east into Georgetown and west into Liberty Hill, and downtown Austin is generally 40 minutes to an hour depending on route and time of day.

Bar W Ranch Schools

Bar W Ranch carries a Leander mailing address, but the community is served primarily by Liberty Hill Independent School District rather than Leander ISD. Bar W Elementary, a Liberty Hill ISD campus, opened inside the community in 2023 and sits within a short walk of many homes.

Sources disagree on this point, and the disagreement is worth understanding rather than glossing over. Some neighborhood guides still cite Leander ISD campuses — Pleasant Hill Elementary, Stiles Middle School, and Rouse High School — and at least one builder describes the community as being in close proximity to Liberty Hill ISD rather than within it. Some of that reflects material written before Bar W Elementary opened; some may reflect a district boundary that does not follow the subdivision line.

Both districts have been redrawing attendance zones as they add campuses, and Liberty Hill ISD approved new boundaries for the 2026-27 school year. Confirm the assigned schools for the specific address you are considering directly with the district before relying on any general description, including this one.

Bar W Ranch Info

The community was master-planned by Capland and built out by a group of Central Texas builders including D.R. Horton, Tri Pointe Homes, Brohn Homes, and Brightland Homes. Brohn has sold through its sections. D.R. Horton remains active, currently offering plans from roughly 1,500 to 2,800 square feet with three to five bedrooms, priced from the $340,000s into the low $500,000s. Exteriors lean toward four-sided masonry with stucco, and homes are typically delivered with sod, irrigation, and a landscape package included.

Because development started several years ago and multiple builders have delivered homes since, resale inventory has accumulated alongside the standing new construction. That gives buyers a real choice here: a finished home with mature landscaping, window coverings, and a completed backyard, or a new build with builder incentives and a warranty. Both are usually available at the same time, which is not the case in most communities at either end of their life cycle.

One practical note on searching. Bar W Ranch appears in the MLS under several subdivision names tied to phase and section, including variations such as Bar W Ranch West. A search on the exact phrase alone will miss homes, so it is worth confirming that any listing alert you set up captures every variation.

Homeowners association dues have run $125 per quarter, modest for a community with this amenity package. Confirm the total property tax rate and any district assessments that apply to a specific address, since these vary considerably along the Ronald Reagan corridor.
