Amarra is the newest reach of Barton Creek, running along the Fazio Canyons golf course on the community's southwestern side off Southwest Parkway in the West Austin area. Behind its gates, the name covers three distinct products: the Amarra Drive estate lots of one to more than five acres, the Amarra Villas, and the small Amarra Cottages collection — with new construction still active where most of Barton Creek finished building years ago. The estate side came first: the master developer platted Amarra Drive in phases, with lots from one acre to well past five, and the final phase — 64 lots on 166 acres, completed in 2015 — is essentially sold out, so the streetscape today is custom homes rising on the last sites rather than raw land waiting. The Amarra Villas answer a different brief: twenty custom homes held in a condominium regime on a twenty-acre tract, designed for main-level living with native landscaping throughout and a walking trail that doubles as a cart path toward the Fazio Canyons clubhouse; the final homes were delivered in 2025. A third, smaller collection, the six-home Amarra Cottages, has been finishing on similar lock-and-leave lines. The Saint June, a rental community built on Amarra's multifamily land, rounds out the enclave's mix. Club life next door runs through Barton Creek Country Club and the Omni resort — membership is set by the club and separate from any home purchase, so confirm current terms directly — and the next chapter of Barton Creek is already taking shape beside Amarra, where the developer's Holden Hills project has built Phase 1 infrastructure across 495 acres with a second, larger phase in planning. Construction plans and timelines are the developer's statements and do move; verify current status directly.
Amarra sits on the Austin ISD side of Barton Creek, and Oak Hill Elementary — whose campus is in the same 78735 ZIP code — is the assigned elementary on every current source. The middle and high school assignments are another story: circulating guides disagree with each other, naming different campuses in different combinations, which is precisely why the district's own address lookup is the only version worth planning around. Two more reasons to verify rather than assume: Barton Creek as a whole splits between Austin ISD and a small Eanes ISD portion, which is why school claims about the community conflict so often, and Austin ISD is midway through a district-wide consolidation and boundary review, with a first limited round of changes anticipated for the 2027-28 year and a comprehensive redraw under discussion for 2028-29. Details and the lookup are on our Austin ISD page; confirm any assignment by street address.
Searching Amarra takes more care than its size suggests. The MLS splits the enclave across multiple section values — the Amarra Drive phases file separately, the Villas trade as a condominium regime, and the Cottages carry their own identity — so a single-label search will miss listings, and the mix of active new construction with young resales makes price-per-foot comparisons across the enclave unusually slippery. Carrying costs layer the same way: Barton Creek's master association, Amarra's own regimes and their differing dues, and club membership as a separate decision with separate costs — two similarly priced homes here can carry meaningfully different obligations, so pull the current schedules for any specific property. And with major construction phases underway next door, it is worth asking at any showing what is being built within earshot and on what stated schedule. Verify all of it at the address level, along with any general description of the enclave, including this one.
